What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they walk the property, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the overall layout of the home. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a floorplan service?

Real estate taxes

Tax records frequently reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more space than you actually have! Unless an appraiser has executed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your home up for sale

A measuring service will ensure that you're paid a fair price for your home. Living space is one of the biggest factors potential buyers look for when purchasing a house — but since these values are frequently approximated rather than accurately measured, your property listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only dependable method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that accurately reflects market value, we suggest seeking a floorplan service for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic to entice potential buyers since they can see the layout and features of the home before and after touring.
